Overview
Luštica Bay is a large-scale marina and tourism development on the Adriatic coast of Montenegro, commissioned by Orascom. AF Studio entered the international competition as a finalist, presenting a complete proposal that combined a detailed feasibility study with a comprehensive masterplan. Though the commission was ultimately awarded elsewhere, the project stands as a significant piece of urban and coastal planning work — a full vision for a destination conceived from scratch on the Montenegrin peninsula.

The Project
A coastal destination conceived from scratch
The proposal envisioned a complete marina town on the Luštica Peninsula — one of the last unspoiled stretches of the Adriatic coastline. The design integrated a working marina with mixed-use residential, hospitality and commercial programmes, articulated around a network of waterfront promenades and public spaces. The architectural language drew from the vernacular traditions of the Montenegrin coast, reinterpreted through a contemporary lens suited to an international tourism destination.
